As a Broker and practicing REALTOR, I currently see RPR as just a replacement for the local County GIS I use for public data. (also worth noting that MLS’ in my area are NOT the go to source for sewer data) It only becomes a killer app once the MLS data is merged into the already available public records. I would encourage the MLS’ and RPR to work together to make this data merger happen as a win-win. MLS gets compensated for the data collection piece and RPR gets to aggregate, slice, dice and resell (free to REALTORS is imperative if NAR wishes to keep it’s members). Just thinking out loud… let’s imagine RPR becomes the national MLS (very possible). Is it too far of a stretch to envision RPR being able to offer all NAR members it’s own white-label Realtor.com as a replacement for individual IDX’s? It has been over a year since I started this conversation and think it’s still valuable in today’s market. I know times are tough for many small brokers and large brokers alike. There are some brokers trying to grow in a down market. I have been approached myself by a large brand hoping to find us down our luck and take us into their arms. Turns out we are just as strong as before. Sure sales are down, but the beauty of being small allowed us to shift gears quickly and adjust to stay profitable. In my market, most brokerages are down 35% in number of agents – we’ve stayed the same. We had one team transfer to a bigger brand due to them physically moving across town. "Rob- Preface: Our profession does need a makeover and many of us are continuing to improve our value proposition but there are a couple of big assumptions used in the article to draw some unconvincing conclusions here: #1) All transactions include a 6% broker commission. Not sure about everyone else, but 6% listings are not the norm for any transaction that I am familiar with. 6% is more like a starting point. Therefore, the authors may have needed to read more than the FSBO website to gather data on how much Realtors charge for services. Where else could they have gotten this data for 15,000 transactions? Nowhere except, The HUD closing statement. Anywhere else is just speculation. As a broker, is there any firm averaging 6% GCE? (3% for each side) #2) All of the FSBO transactions were totally brokerless.
