Aren't you the one with the landlord reading your mail? Unfortunately, I don't know if any law in your favor. Similar rules here in LA, on a month-to-month, as long as the landlord accepts/cashes your check, then you have a month long lease. Otherwise, you're pretty much SOL if they refuse to accept your rent.

If you have *any* paperwork supporting that you are indeed the tenant in occupancy, that will absolutely help you. Utility bills, bank statements, past rent checks that were cashed, etc. Also, pictures of code violations, anything in writing from the city regarding your filings, statements from tenants...that too will support you. The main problem lies in that my ex was on the rental application too, I had to get a restraining order on her because she threatened me(had this on tape to show the judge) I gave her my credit card to pay bills and take money out of the atm to get a money order for rent, so my ex was taking money from me then buying money orders, so I dont really have much documentation other than all...

Because your situation involves code violations and unsafe living conditions, your case is sound. Research free legal services (it is absolutely provided in cases like these), get some advice, and take it to the rent board. And don't have any further conversations with anyone involved with the building (landlord, leasing agent, maintenance people) that are off the record, ever.

I don't know about Denver, or US tenancy laws, but, if a landlord is refusing your rent, s/he may be trying to build a case against you, where you can be evicted for non-payment. Wow. Sorry to hear this Kyle. I've had some interesting dealing with landlords in the past, but I think you're situation makes everything pale in comparison. Advice for future, get a lease. For now, I hope you can get this situation resolved without putting a huge hold in your wallet.

It looks like you're in an impossible situation. Even if you get it sorted, you're still renting from shady people. Me, if it looked like there was no real option, I'd save my money, try and string 'em along for a month or two, then do a moonlight flit - hopefully with enough cash in your pocket for a month down and one in advance on a new place. Sometimes, quitting IS the only option, though I hope for you that it isn't. Good luck my friend, and sorry I can't offer any "real" help.

ya Slippy, @ LLL It feels like im in an impossible situation, It would be nice if I had a month or so to save money, but if this landlord has me out in 10 days like colorado law says, I may be living on the streets with my 3 wonderful kitties, I think the landlord already files a suit, so i'll get something in the mail to notify me, and go to court, I think the judge may have to default at 10 days because of the law out here which is unfair, I can only hope I get at least 2 or 3 weeks so I can have enough $

see the timing isnt what is fair, thats why im freaking out so bad, I have 124 in my account now, i'll have 265 tuesday and 265 every tuesday after, I had some job offers that were too far away, and I dont feel like leaving my place alone with my cats, im scared for them too because the landlord may try to remove my things "illegally"

Right now I just want to get out and leave, but time is against me as well as money, one thing he hasnt done is given me a 3day required written notice, it was only verbal, the judge may just ignore that and see that I dont have a lease and say I must leave... I want to leave anyways, 30 days would be fair, not 3-10 days :(

If you need a place to document things further, you can post them here - once you bookmark the thread - and have a fairly long-lasting place for pictures of receipts, audio of conversations and any other evidence you want to keep. Then even if something happens to your phone or your computer, you have a record nobody can mess with.
