Makes sense to open SM malls in rail stations. They will provide natural shoppers' traffic to the malls. But IMAX screens in Taguig and Cebu? Is there really a market? Agree with this writer. I think the taxman should not say you might be taxed if you sell the property the second time within a four-year period. It should either be "will be taxed" if that is the intention. Ambiguity raises uncertainty and is not good for investors. Very good general article for the new, uninitiated residential investors. Just one issue though. With all the emphasis of potential rental yields and higher capital appreciation from holding the property longer, how about the issue of present value. The present value of any investment deecreases over time so the longer the property is held, the lower the value. Guess the gist here is that buyers have short-term memory and decisions are driven by emotions. In other words, herd mentality still rules. Not at all smart in my book.
