"The real estate market here in Austin has remained relatively solid, largely due to the fact that prices never doubled our tripled during the boom (except in a few very small pockets). I have seen quite a bit of inventory lately, though, and prices are softening for sure. As I discussed with @ppearlman at Lindonpalooza, the new home business is certainly not good, especially at the low end (no credit) and at the very high end. Builders were throwing up WAY too many 2M+ mansions which were almost entirely marketed to californians coming in with 6 or 7 figures of equity from their home sales there. With that dried up, I'm seeing a TON of "reduced 900k!" listings where homes the builder intended to sell for ~2.5M are now ~1.6M. Last, but not least, we have a ridiculous number of condo projects underway downtown, including a 56 story building. Many that were meant to be owned are now converting to rental units, and a friend of mine recently got a sweet deal on a 1 year rental downtown. As..." - Mark Collier

It seems to me that the derivatives and lack of transparency around them (what is JP morgan's exposure?) is a far bigger issue than the mortgage loans themselves, but it is rarely presented that way by MSM because it's too complicated. Clearly the lack of transparency was a key failure of government oversight which multiplied the "bad loan problem" many times over. At least, that's my sense of it. Who really knows?
